Sales of Corvallis and surrounding area homes seem to keep improving according to the statistics for our Willamette Valley Multiple Listing System. Potential home buyers in Corvallis and the Willamette Valley are seeing the available inventory shrink. As we all learned in Econ 101 supply and demand create the market.
The “Benton County Average Days on Market” has gone from March of 2011 to March of 2012 from 150 days down to 140 days. That is not a really large number but like all the statistics it is moving in the right direction.
The “Benton County Listing vs. Sales” has an interesting statistic. While the number of listings is down rather dramatically from 420 at this time last year to 318 for March of this year the actual number of sales for this March is actually 3 less than that of March 2011!?!? Go figure.
The final statistical table, “Benton County – Month’s Supply of Inventory” has dropped from 8.2 for March 2011 to 6.6 for March of this year. That is another good sign and goes hand in hand with the dropping number of inventory from “Average Days on Market”.
Just like the statistics that we see from around the country these are not earth shaking numbers but satisfying just the same as they keep seeming to move in a positive direction!
